FASE CONSTRUCCIÓN: Interior Arquitectura puede asumir la Administración y Dirección Ejecutiva de Obra. Durante el curso de la Construcción se plantean numerosas dificultades referentes a la Coordinación de Industriales y Consultores, agenda, y evolución o modificación de los detalles del proyecto. En estos casos quien atiende la primera llamada de cualquier implicado, es el Arquitecto. Ello garantiza: acabados de diseño interior realizados con éxito, control de la calidad de mano de obra y una ejecución completa dentro de los plazos y presupuesto acordados.
Project Management :
El Arquitecto coordina el desarrollo de la obra y es el enlace entre el cliente y todas las partes involucradas. Revisa y aprueba los pagos a Industriales, Consultores y Proveedores, así como también asume la Planificación de la obra. Sus responsabilidades incluyen:
-Desarrollo y mantenimiento del Calendario de Tiempos y Pagos.
-Administración de la Fase Construcción incluyendo Visitas de Control de Obras para asegurar que la ejecución se realiza tal y como lo prevén las Especificaciones Técnicas.
-Nexo entre Cliente e Industriales, Consultores y Proveedores.
-Controles para mantener al cliente informado del progreso de la obra.
-Revisión de cualquier detalle constructivo y asistencia en obra.
-Asistencia en la compra de materiales y productos, control administrativo según la obra avanza, presentación de anexos y variaciones del presupuesto al cliente.
-Respuesta a complicaciones “in situ”.
-Dar el Final de Obra.
CONSTRUCTION PHASE: Interior Arquitectura can also provide Project Management during construction. All through the course of construction works, countless issues are addressed concerning coordination of contractors and consultants, scheduling, and the development or variation of design details. With Interior Arquitectura in charge, the first phone call made by any entity involved with the project is to our Architect. This helps insure that interior design detailing is successfully implemented and that control of workmanship quality and construction is accomplished within the timescales and budgets agreed.
Project Management:
The Architect coordinates construction and is the liaison between the client and all other entities involved with the work. As such, he assumes responsibility for Planning and Scheduling as well as for Reviewing and Approving requisitions for payment by contractors, consultants and vendors . Responsibilities include:
- Develop and maintain Project Plan and Construction and Payment Schedules.
- Building Phase Administration including Site Visits to ensure that work meets the terms and specifications of the construction documentation.
- Liaison between client and contractors, consultants and vendors.
- Keep clients up-to-date through regular progress reporting.
- Assist with materials and product procurement, carry out valuations as the work proceeds, and document and report any quote variations to clients.
- Revise drawings as needed and provide ongoing support.
- Respond to developing on-site conditions.
- Document Completion of the Work.
